Physical scale model vs. digital maquette: differences, advantages and when to use each

Quick answer: a physical scale model is a miniature that impresses at the sales center, but it is expensive, takes months to build and cannot change once it is finished. An interactive digital maquette shows the development in 3D on touchscreens, brings together floor plans, units, surroundings and video content, can be updated and keeps the presentation going beyond the sales center, by link.

What is a physical scale model of a development?

It is a scale miniature of the development, usually made of acrylic, wood and 3D printing, with landscaping and lighting. It sits at the center of the sales center and helps buyers understand the site plan, the massing of the towers and the common areas.

The investment can be high. In São Paulo, a developer spent about R$ 4 million on a 170 m² scale model to present a complex, with 5 months of construction and about 60 professionals involved, according to Gazeta SP. Luxury pieces reach R$ 500 thousand, according to Folha Vitória. Industry suppliers cite typical ranges of R$ 80 thousand to R$ 150 thousand for acrylic scale models (source: supplier) and lead times of 2 to 5 months (source: supplier).

What is an interactive digital maquette?

A digital maquette is an interactive 3D representation of a real estate development, shown on touchscreens at the sales center. Buyers rotate the project, zoom in, choose the tower and the unit, and see floor plans, location and highlights with a touch of their fingers. It brings together, in one place, information about the development, its location and its units, in text, image or video.

When does a physical scale model still make sense?

When the developer wants an eye-catching centerpiece at the sales center, especially for high-end launches where the physical experience weighs on the decision. In these cases, a common solution is to combine a smaller physical piece with a digital maquette for detailed conversations: the physical model draws attention; the digital maquette answers the questions.

When is the digital maquette the best choice?

  • When the time between registering the development and opening the sales center is short.
  • When the development has several towers, phases or unit types, and buyers need to understand the unit.
  • When the project, the phases or the sales information may change during the launch.
  • When the sales team needs to keep the conversation going after the buyer leaves the sales center.

Why does this matter in today's market?

Launch volume is high: Brazil launched 453,005 units in 2025, totaling R$ 292.3 billion in potential sales value (VGV), a record for the series, according to CBIC. In the first half of 2026, sales grew 5.4% to 226,536 units, while launches remained stable (CBIC). At the same time, the quarterly sales speed (VSO) measured by Abrainc/Fipe stood at 25.2% at the end of 2025, 1.6 points below the previous year (Abrainc). With many launches competing for the same buyer, making the most of every sales center visit and every contact matters more.

Frequently asked questions

Does the digital maquette fully replace the physical scale model?

For most launches, yes: the digital maquette shows the development in 3D and goes further, with floor plans, units, filters and surroundings. Some developers prefer to keep a smaller physical piece at the sales center as an eye-catcher and use the digital maquette for detailed conversations with buyers.

What is the difference between a digital maquette and architectural renderings?

Renderings usually refer to images and animations of the project, such as perspectives and videos. An interactive digital maquette is a navigable system: buyers control the view, choose units and look up information about the development.

How much does a digital maquette cost?

It depends on the scope: number of towers, units and unit types, level of 3D detail and the features chosen. That is why a custom quote, based on the project of the development, is the most common approach.

Does the digital maquette work outside the sales center?

Yes. The same content can be taken to the development's website and to a digital brochure sent by link, such as the Nabexa Digital Brochure, so buyers can review the apartment at home.
